Update: Lakewood "DON'T BUY"- Price drop of $50,000.00 - $100,000.00 purchasers of NEW construction duplexes, SF homes-

Anonymous said...

Lakewood rentals are in a glut stage. Don't count on any rental income to support your overpaid new house.

Chevra, just watch BMG get their 1200 residential units at cedar bridge and the price of Lakewood housing will be in a freefall.

Sit and wait it out? or go to Jackson, Howell, Toms River.

Investors, purchasers-don't buy now W-A-I-T - IT'S MONEY IN YOUR POCKET better than hedge funds

From the Grape-vine: New duplexes and single family homes have been drastically reduced by $50-100,000.00 or more.

The asking price is still up in the sky but ..........

Some of the reasons;

Overpriced due to market demand.

Basement rentals are at a glut.

Over building.

Jackson, Toms River, etc are realistic options as a first choice. Larger homes, larger property, no sardine can feeling, no traffic issues, etc

Some that have deposits may be looking to get out. While others are re-negotiating the price.

  1. The Lakewood prices were inflated-AKA gouging.

The price had to cover all of the "favors" encompassed therein. Farshteist.

There was no justification for those prices.

    Many properties might get foreclosed.

There was just a revaluation. By next year the reval would be off the mark, due to the housing price drop.

  2. Foreclosed prices will be less then renegotiated prices.
INVESTORS! WAIT! you'll get a better deal.

  3. Yudel. You said the same thing a few years ago when, prices were 150,000 lower. I listened to you and now I am priced out of a house.

  4. What about the Satmar chevra buying from Brodt near Route 70? Is Brodt still zinging all the way to the bank? Or are the Yoelis renegotiating & maching leChaims mit Slivovitz?

  7. If prices of houses and rentals are really going down so much you can not claim all the overbuilding doesn't benefit Yugerleit in Yeshiva.

  8. When will the greedy Lakewood agents have their bubbles burst in Jackson / Toms River? They have been driving up the prices there like crazy by inciting the goyim that we have Jews for you who will pay the sky for your house. The worst & most greedy Lakewood agent is a machshayfa from ReMax.

  9. That Remax witch tries to "cast a spell" on ehrlicher baal habatim to make them into mutes. When a seller is actually honest enough to confess to chesronos in the house, some of which are a chiyuv in halacha and/or State law, she runs behind the visiting potential buyer & starts frantically waving her arms trying to shut up the seller. She thinks that if she is standing behind you that you will somehow not be able to notice that she is flailing her arms like a circus acrobat.

  10. The biggest heimishe scam in real estate is developers buying acreage at a discount because there are high voltage trunks running through or next to them. I think the going rate in most markets is 15% discount. All the major medical journals have studies showing how yener machala in kids goes up 70% from the trunk electromagnetism. The areas are considered safe only for senior communities since they don't have that much longer to live. The trunks are in towns all over including some lines in Lakewood. The oldest Lakewood development with this problem nebich has disproportionate yener machala in kids. And yes, the "nice" Remax woman as well as one of PG's agents get very angry if a buyer finds out about it because who cares what the reason is if might put the smallest dent in their commissions. A new development outside of Monsey in New City has one of these trunks. A head broker in Monsey instructs her agents to blacklist any yungerleit who know about the trunk to stop them from buying a house anywhere within walking distance of the development so that homebuyers in the development where she has the exclusive do not find out she is defrauding them & putting their lives at risk.
